Through our HealthCheck Realty Capital entity, we develop, own, and manage urgent care and other healthcare real estate throughout Georgia.  Our management team has commercial real estate finance and construction experience.  Moreover, we have developed relationships with construction companies and design teams to ensure our projects are viable.  Therefore, we have the expertise to design and construct centers based on concise design requirements.

What’s more, we put our hearts and souls into each project we design and build, either from the ground up or in existing properties.

Our view

Our strategy is to buy opportunistically and raise the necessary funds to purchase land, develop and acquire medical office and other healthcare facilities.  That could include retail strip centers, extended stay hotels, and multifamily properties depending on the size of an acquired property. For single-purpose urgent care projects, we seek as little as 1-acre parcels. 

Additionally, for larger single-purpose projects and duel/multi-purpose projects, we require three to ten acre parcels for ground-up development.

How we Think

Space design is a critical element when developing healthcare real estate.  We have an experienced design team that builds our facilities to our exact specifications.  Even when our operating company is leasing or purchasing existing space, there are rarely perfect existing spaces for urgent care facilities.  HealthCheck excels at conforming those spaces to our design and space specifications.

But our “Go To” strategy for creating the right healthcare real estate or urgent care facility is to design/build from the ground up.

Location is Everything

We create and develop urgent care centers in communities where many competitors are absent. Further, these communities have pent-up demand for healthcare services and high-income and population demographics. Therefore, we tailor each urgent care center to the community in which it is located.

There is significant opportunity in this sector in major cities in the U.S. and second and third-tier cities. However, in these sectors, our competitors are not heavily invested.

Each healthcare real estate center we create is designed specifically for what is needed in the community in which we locate a facility.  So, for each urgent care centers, we carefully consider the number of examination rooms to the type of radiological equipment used.  Further, we determine whether concierge medicine is included.  All in all, we take care in understanding what is needed in each community.

Our CARE CENTERs serve as the central point of contact for all our healthcare product verticals.  From telemedicine to remote patient monitoring to medical eCommerce to home healthcare, our CARE CENTERs are the centerpieces of our healthcare operations.

Urgent Care Site Selection

The current healthcare environment has shined a light on medical-based real estate’s resilience.  And we are bullish on this sector.  Most importantly, we have identified at least three sites we believe would satisfy our stringent site location requirements.  We are seeking sites for both ground-up construction and existing retail centers.

Our sites require heavy traffic, visibility from major roadways, easy access, and growth potential.  Notably, we require sites with strong income and population demographics; steady upward area growth; and that are heavily traveled.
